This mixed development of shops, residential housing and cultural facilities was carefully planned within the context of the new and existing streets and squares of the historic Dutch city of Delft.
 

The redevelopment of the Zuidpoort area had been a subject of discussion within the municipality of Delft for several decades as the inner-city shopping area lacked space for larger national chain stores. The council asked MAB Development to produce a new urban development vision, and the result has significantly improved the appeal of the southern part of the town centre and given the shopping route a distinctive end.

There are now two building areas. Vesteplein is the cultural square, combining the existing De Veste Theatre with a cinema complex, multimedia centre and dance hall. The larger Sebastiaansplein is surrounded by shops on two levels and has a glass hospitality pavilion adjoining the public entrance to a large two-tier underground car park for shoppers and residents.

The development created a healthy mix of large and small shops. A semi-public raised ground level clusters apartments and penthouses in an atmosphere that resembles the courtyards of the old town centre. The architecture conveys a modern impression with an urban look & feel by using of bricks to create an inviting setting. The area is accessible from a new public transport stop located alongside the project.

Together with the city of Delft and energy company Eneco, MAB introduced measures to reduce energy consumption by 30 percent more than the legally required minimum for new building projects. In this way as in many others, Zuidpoort is helping ensure a promising future for Delft.
