MAB and KWP Develop Retail & Leisure Park in Zevenaar
On 9 and 10 November, MAB Development (MAB), the area developers KWP Gebiedsontwikkelaars (KWP) and Zevenaar city council presented their plans for the ‘Zevenaar Spoorallee retail and leisure park’ to the Spatial Planning council committee (raadscommissie Ruimte) of the Municipality of Zevenaar as well as various local and regional business and employers' associations. The project incorporates roughly 33,000 m2 of large-scale retail, leisure and food/drink venues. There will also be parking space for approximately 1,000 vehicles, including a rooftop parking section. The retail and leisure park is scheduled to open in mid-2015.
The parties involved - MAB, KWP and Zevenaar city council - signed a letter of intent for the development of this retail and leisure park. The market parties carried out a feasibility study prior to the plans being unveiled. The outcome of this study was positive and all parties are now keen to commence the development of the Spoorallee project.
The entire project will benefit from special infrastructure designed to provide plenty of green space and water features. The open structure of the plan also provides space to retailers who have included Try & Buy in their concept. Try & Buy offers customers the opportunity to test products, such as mountain bike or sports articles, on-site before purchasing.
Spoorallee is located on the eastern side of Zevenaar, directly on the planned new entry and exit slip roads of the A12 motorway to Zevenaar and close to the A18 motorway. There are also plans to connect the A15 motorway near Zevenaar to the A12 motorway. The links to the nearby road networks will ensure that the retail and leisure park is easily accessible, including for access traffic to and from Germany.
The Municipality of Zevenaar has more than 32,000 residents. The catchment area covers 330,000 consumers within 15 minutes’ travel time, and no fewer than 1.4 million within half an hour's travel time. This figure will rise even further once the A15 motorway has been extended. Zevenaar is located on the A12 motorway very close to the German border. For people travelling to Germany it is the last major town in the Netherlands, and the first stop for those coming from Germany to the Netherlands. This makes it an ideal site for a retail development that will serve the regional population as well as passing traffic.
Spoorallee project
The Spoorallee project is being developed with a connection to the planned railway station in Zevenaar East. The Municipality of Zevenaar will also construct a park and ride facility with parking space for roughly 400 vehicles next to the station. Food and drink outlets and leisure facilities are planned for the square adjacent to the railway station. Additionally, there are plans to locate the preparatory secondary vocational education (VMBO) department of Liemers College on the site.
